Preconstruction Manager

John G. Johnson Construction Company is a local commercial and industrial new construction builder and renovator, with expertise in construction management, design build, general contracting and bid packages.  Since 1943, John G. Johnson Construction Company has been creating inspiring projects built with exceptional service. Our portfolio spans the hospitality, worship, education, municipal, multi-family and healthcare markets.

We are currently seeking a Preconstruction Manager for our Cleveland office.  The ideal candidate will be a self-motivated decision maker with excellent communication skills, able to work closely with the design team, staff, subcontractors and owners.

Job Duties include:

  • Conduct quantity take-off and studies for all items incorporated in the project, anticipating details necessary to complete the project. 
  • Lead preconstruction meetings, when appropriate
  • Prepare preliminary estimates and studies during preconstruction.
  • Monitor design development cost trends to detect over-runs and potential problem areas.
  • Understand the clients’ needs to manage the process efficiently, ensure timely completion, understand local logistics/subcontractor and supplier market,
  • Participate in the value engineering process. 
  • Interface with subcontractors and suppliers; evaluate proposals relative to the scope of the work. 
  • Support Business Development in proposal presentations. 
  • Review weekly preconstruction process to ensure progress is on schedule; initiate changes to remain on schedule; advise leadership of issues that may pose a cost or schedule impact.
  • Make decisions in a timely manner; understand when to involve upper management in decisions; assess level of risk and consequences associated.
  • Collaborate with operations, business development, preconstruction team members and other stakeholders to ensure projects are turned over for success.

Requirements:

  • Education: Bachelor’s degree in Construction Management, Engineering or Architecture
  • Experience: Five (5) Years of previous estimating experience.  Experience working in the field a plus.

Qualifications:

  • Very strong oral and written communication skills required.
  • Proficiency in Microsoft Office.
  • Familiarity with construction estimating and scheduling software preferred.
  • Ability to clearly communicate with all members of the project team, including architects, engineers and subcontractors.

Construction Project Engineer

John G. Johnson Construction Company is based in Cleveland and has projects in the commercial, multifamily, senior living, mixed-use, religious, hospitality, healthcare, and institutional markets.  Projects typically range in size from $1 million to $40 million.  John G. Johnson Construction has been in business since 1943.

We are currently seeking a Project Engineer.  The ideal candidate will be a self-motivated decision maker with excellent communication skills, able to work closely with the design team, staff, subcontractors and owners.  Project locations are typically within a 100 mile radius of Cleveland.

Key Responsibilities include:

  • Develop a comprehensive working knowledge and understanding of contract documents including subcontracts, plans and specifications for the assigned project(s).
  • Promote a positive culture and team environment within the project team and key stakeholders.
  • Prepare a procurement schedule for subcontractors and major material and equipment purchases to ensure timely buy-outs and compliance with the construction schedule.
  • Read and interpret drawings and specifications.
  • Implement and manage RFI, submittals and RFCO’s.
  • Prepare subcontract change orders for issuance.
  • Develop and update project schedules and phasing plans.
  • Attend, conduct and document all preinstallation, and coordination meetings.
  • Manage project close out, including securing warranties, obtaining and assembling Operation & Maintenance manuals and as-built drawings.
  • Ensure strict adherence to safety, ethics and compliance requirements at all times.
  • Work closely with project managers and superintendents on the day-to-day operations of construction sites.

Requirements:

  • Bachelor's degree in Construction Management or Engineering
  • Knowledge of construction costs, construction methods and materials, installation procedures and a general understanding of mechanical, electrical and plumbing systems.
  • Thorough knowledge and understanding of drawings and specifications, general contract and subcontract documents.

Qualifications:

  • Very strong oral and written communication skills required.
  • Working knowledge of MS Office products, Bluebeam and Scheduling Software.   
  • Proficiency in Viewpoint Team and Spectrum preferred.
  • Basic knowledge of managing and uploading web-based documents.
  • Experience with Contractor Payment Applications.
  • Ability to clearly communicate with all members of the project team, including architects, engineers and subcontractors.

Construction Superintendent

Johnson Construction Company is based in Cleveland and has projects in the commercial, multifamily, senior living, mixed-use, religious, hospitality, healthcare, and institutional markets.  Projects typically range in size from $1 million to $40 million.  John G. Johnson Construction has been in business since 1943.  Typical project locations are in the Greater Cleveland Area.  

We are currently seeking a Project Superintendent in the Cleveland area.  The ideal candidate will be a self-motivated decision maker with excellent communication skills, able to work closely with the design team, staff, subcontractors and owners.

Key Responsibilities include:

  • Plan, direct, manage, oversee and document all daily activities on the project site.
  • Promote a positive culture and team environment within the project team and key stakeholders.
  • Implement, manage and maintain a worker orientation program for all new workers on the project.
  • Implement, update and communicate the project schedule to all subcontractors and suppliers.
  • Coordinate all required field inspections and maintain the inspection log.
  • Perform, upload, and maintain all company documentation requirements including, but not limited to, daily job reports, daily photographs, tool box talks, etc.
  • Conduct weekly coordination meetings, generates and distributes meeting minutes in partnership with the Project Manager and/or Project Engineer.
  • Manage the project budget by monitoring, managing and controlling the general condition costs working in partnership with the project manager.
  • Review monthly pay applications for work in place in conjunction with the project manager.
  • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors.
  • Promote a culture of safety with the implementation and enforcement of the company's safety policies and site-specific safety plans.
  • Implement, maintain and enforce the company's quality control plan.

Requirements:

  • Multiple years of field management experience in the commercial construction industry.
  • OSHA 30 required or the ability to obtain OSHA 30 within 30 days of hire.
  • Reliable transportation to and from the project.
  • Able to work in all elements of the outdoor environment which may include heat, cold, rain, snow, wind, etc.
  • Able to access all areas of the jobsite that may include stairs, scaffolding, ladders, elevation changes, etc.
  • Capable of working in physical positions that may include kneeling, sitting, standing, squatting, bending over, etc.
  • Must be able to move, carry or position items weighing up to 75 pounds.

Qualifications:

  • Good working knowledge of schedules, specifications, plans, submittals, subcontracts, shop drawings and any other project specific documents.
  • Able to clearly communicate with all members of the project team.
  • Proven track record of organizing all scopes, people, material, tools and equipment to successfully manage the project and schedule.
  • Ability to represent the company and yourself with a positive and professional attitude at all times.
  • Basic working knowledge of computers.
  • Basic knowledge of accessing web-based documents if needed.

Construction Project Manager

  • Oversee performance of all trade contractors in conjunction with the field superintendent. 
  • Manage project costs and provide monthly project updates.
  • Manage project cost changes and related project budgets.
  • Promote a positive culture and team environment within the project team and key stakeholders.
  • Review architectural and engineering drawings to ensure that all specifications and regulations are followed.
  • Manage day to day client interactions, needs and expectations.
  • Manage the quality assurance/quality control program.
  • Understand and enforce contract and subcontract agreements including contract negotiations and change orders.
  • Implement and manage RFI, submittal and cost control processes.
  • Create schedule of values; compile and submit monthly Owner applications for payment including review and approval of subcontractor and supplier invoices.
  • Attend weekly internal meetings and OAC meetings as required including preparation and distribution of meeting minutes.
  • Work with the project scheduler for initial schedule and project updates.

Requirements:

  • Minimum 2 years of experience functioning as a Project Manager on projects ranging from $1million and over in value.
  • Bachelor’s degree in Construction Management or related Engineering discipline.

Qualifications:

  • Must have the ability to effectively organize own schedule to ensure timely completion of projects.
  • Strong attention to detail with the ability to perform work accurately and thoroughly.
  • Ability to identify and ensure project safety.
  • Must be able to multi-task several projects simultaneously while managing budgets and difficult deadlines.
  • Ability to meet the owners’ needs while following company procedures.
  • Working knowledge of MS Office products, Scheduling Software P6 (preferable), Viewpoint Team and Spectrum (preferable).
  • Excellent verbal and written communication skills.
